Commercial roofing comes in many forms, each built according to the building’s needs and the owner’s budget. Your commercial property’s roof plays an integral role in the overall health of the building and the roof’s longevity. With this in mind, if your commercial roof needs replacing or if you’re planning on new construction, it is important to determine the right roof for your needs. As an experienced general contractor, we know each kind of roofing requires specific installation processes. Every project deserves to be managed with integrity and honesty. When it comes to commercial roofing, shortcuts are not permissable.
Metal Materials for Commercial Roofing
Metal is a popular commercial roofing material. There are many different types of metal materials available for roofing. These include:
- Corrugated galvanized steel
- Aggregates of zinc, aluminum, and silicon-coated steel
- Metal tile sheets
- Copper
- Aluminum
- Stainless steel
- Stone-coated steel
- Tin
- Lead
Adding protective layers on the surface protect the metal from things like prolonged sunlight exposure or other environmental dangers. Metal roofing has strong fire resistance ratings and are stronger and more durable than traditional commercial roofing. Moreover, it has an attractive finished look but is also higher priced than other forms of roofing.
Built Up Roofing Membrane (BUR)
BUR is the most common type of commercial roofing. It is standard tar and gravel in multiple layers, called piles. The number of piles varies to help control costs or increase durability. This is also a low slope roof. BUR is one of the oldest and toughest types of roofing available today.
Modified Bitumen Commercial Roofing
In modified bitumen roofing, reinforced roofing fabrics act as carriers for bitumen. The bitumen is cut down and placed in layers on the roof similar to the BUR roofing. These commercial roofs are generally fastened to commercial rooftops as two-ply systems and adhered to the roofing deck for maximum stability and protection. On the positive side, they require minimal maintenance, such as annual inspection and cleaning. In addition, these roofs handle foot traffic well because of their enhanced tensile strength.
Thermoset Roof Membrane/ Ethylene Propylene Diene Terpolymer (EPDM)
EPDM commercial roofing offers long lasting durability and versatility. Another key point is it is also easily maintained and when needed, they are easy to repair. An EPDM roof is constructed from a single ply rubber material. It has a strong resistance to ultraviolet light and ozone. Consequently, durability increases and energy costs decrease.
Thermoplastic Roof Membrane/ Thermoplastic polyolefin (TPO)/ Polyvinyl chloride (PVC)
This commercial roofing is lightweight. Additionally, they are highly reflective. Equally important, these roofs are puncture and tear resistant. Consequently, they provide excellent weathering and are wind resistant. Another key point is that they have a high temperature tolerance to fire and are UV resistant as well. Furthermore, these roofs are even resistant to bacteria, chemicals, oils, and animal fats. As a result, this factor makes these roofs popular with restaurants that emit oil and fat through their ventilation. Finally, the seam strength these roofs offer makes them ideal for second generation applications.
Green Roofs
Green roofs a relatively new in popularity, however, they are one of the most versatile types of commercial roofs available. These roofs protect commercial buildings from the elements while also managing water drainage and helping to improve energy efficiency. These roofs offer a truly sustainable option for commercial properties that are beautiful to look at and are environmentally friendly.
